近幾年南台灣異軍突起的瑞豐夜市，目前夜市周邊平均行情每坪14萬元，相較於行政區每坪17.7萬元，兩者價差高達20.9%。另外，近年北台灣人氣竄升急速的輔大花園夜市，周邊住宅平均每坪21萬元，相較於泰山區均價25.2萬元，價差高達16.7%。

值得觀察的是，座落在基隆市仁愛區的廟口夜市周邊住宅行情13.5萬，竟比基隆市每坪11.4萬還高，沒有出現其他夜市貶抑身價的情形，此外，仁愛區便捷的聯外交通，也成為基隆市房市行情最佳區域。
